Introduction:
Conventional urban development, the expansion of urban areas and the increase in population have led to the growth of cities, so that in 2014, 54% of the world's population lived in cities; While this figure for 2050 is estimated at 70%. Dilapidated tissues are often among the socially, economically and physically disadvantaged areas of the city, and this is the cause of residents' dissatisfaction, lack of dynamism and prosperity of urban life in them. In this connection, various policies have been presented to solve the problems of worn tissues; In this framework, the latest and most accepted intervention approach in the organization of worn-out tissues, regeneration, has been introduced. Regeneration means reviving, reviving and renewing. According to the society-oriented perspective of regeneration and its alignment with the principles of sustainable development approach, it can be considered in the dilapidated tissues of Pirsara neighborhood of Rasht city, and in this way, by using the potentials and capacities in dilapidated tissues in order to achieve sustainable development from this The point of view was taken advantage of.
The Purpose of the Research:
The purpose of this research is to analyze and evaluate the indicators of regenerating the worn-out fabric of Pirsara neighborhood in Rasht city with an emphasis on sustainable development.
Methodology:
According to the presented purpose, this research is of the type of applied research and also according to its nature and method, it is descriptive and analytical. In order to collect information, two library and field methods were used to examine the theoretical framework of the documentary and library method (books, theses, researches and articles) and to analyze and evaluate the regeneration indicators of the worn-out urban fabric with an emphasis on sustainable development in Pirsara neighborhood of Rasht. Field studies and questionnaire tools have been used. In addition, data collection was done through a questionnaire with 5 dimensions (economic, physical-spatial, activity-service, social-cultural, and environmental) and 33 items were extracted. Therefore, according to the latest census of the Iranian Statistics Center, Pirsara neighborhood has a population of 11,968 people, of which 180 people were randomly selected as the sample size of this research. Finally, the collected information was analyzed using SPSS and EXCEL software and one-sample T-tests and multivariate regression.
Findings and Discussion:
According to the findings of the research, in order to investigate the status of sustainable regeneration components of worn-out fabric in Pirsara neighborhood of Rasht city, a sample of 5 components has been investigated with the help of T-Tech test. The results of this test show that the significance level of all components is less than 0/05. This means that this test is acceptable and meaningful. Meanwhile, the economic and activity-service components are higher than the average (3) and other components are lower than the average. So that the economic and activity-service component are in a favorable condition and the physical-spatial, social-cultural and environmental components are in an unfavorable condition. In the next step, the presant research has used multivariate linear regression and Fichter's test to identify the factors affecting the regeneration of worn-out tissues in Pirsara neighborhood of Rasht city. The results of the regression test showed that the socio-cultural component with a beta value of 0/362 and the economic component with a beta value of 0/338 had the greatest impact on the regeneration of the worn-out fabric of this neighborhood, and on the other hand, the activity-service components with a beta value of 0/245 had the least impact. It has had an impact on the regeneration of the worn-out texture of this neighborhood. Also, after the socio-cultural and economic components, the physical-spatial and environmental components have had the greatest impact on the regeneration of the worn-out fabric of Pirsara neighborhood of Rasht city with beta values of 0/276 and 0/269, respectively.
Conclusion:
In the current research, the analysis and evaluation of indicators of regeneration of worn-out fabric in Pirsara neighborhood of Rasht city with a view on sustainable development have been done. In this way, it can be concluded that in Pirsara neighborhood and other neighborhoods that have worn-out and old texture, in order to solve the problems and obstacles of their texture, there is a need for comprehensive studies in all dimensions and indicators of regeneration.
